Black Streaks and Green Stains: What’s Growing on Your Florida Roof (And What to Do About It)

If you’ve noticed dark streaks running down your shingles or patches of green creeping across your roof, you’re not alone. Across Volusia County and Central Florida, algae, mold, and mildew on rooftops are among the most common — and most underestimated — problems homeowners face. Florida’s heat and humidity create a perfect breeding ground for roof growth, and ignoring it can cost you far more than a cleaning.

What’s Actually Growing on Your Roof?

Those black streaks you see on asphalt shingles are almost always Gloeocapsa magma, a type of cyanobacteria (commonly called blue-green algae). It travels by wind, spreads roof to roof through a neighborhood, and feeds on the limestone filler in asphalt shingles. The result: shingles that degrade faster, lose their reflective granules, and absorb more heat — raising your energy bills in the process.

Green or yellowish patches are typically moss or lichen. Unlike algae, moss has root-like structures that physically lift shingles away from the roof deck, allowing water to seep underneath. Lichen is even more aggressive — it actually etches into the surface of shingles, making it nearly impossible to remove without damaging the material.

Why Florida Roofs Are Especially Vulnerable

Most of the country deals with roof algae seasonally. Florida homeowners deal with it year-round. Our combination of intense sun, high humidity, frequent rain, and warm overnight temperatures creates conditions where biological growth never truly gets a chance to die off. Roofs with shaded areas — from large trees or neighboring structures — are especially susceptible since shade retains moisture longer after each rain shower.

Is It Just Cosmetic, or Is It Damaging Your Roof?

Early-stage algae is mostly a cosmetic issue, but left unchecked, it leads to real structural problems:

  • Granule loss: Algae accelerates the breakdown of shingle granules, reducing your roof’s UV protection and shortening its lifespan by years.
  • Moisture retention: Moss and mold hold water against the roof surface, promoting rot in the decking below.
  • Voided warranties: Some manufacturer warranties require that roofs be kept free of biological growth. Neglecting it could cost you coverage when you need it most.
  • Insurance concerns: Florida insurers increasingly inspect roofs during policy renewals. A visibly neglected roof can trigger non-renewal or rate increases.

What You Can Do

Don’t pressure wash. It’s tempting, but high-pressure washing blasts away the granules that protect your shingles — the very thing the algae is already weakening. A low-pressure wash with a bleach-water solution (or commercial roof cleaner) is the correct approach.

Install zinc or copper strips. Metal ions from these strips wash down the roof during rain, creating an environment where algae can’t thrive. They’re a cost-effective preventative measure, especially after a cleaning.

Trim overhanging trees. Reducing shade and keeping debris off the roof dramatically slows regrowth after treatment.

Ask about algae-resistant shingles. If your roof is due for replacement, many manufacturers now offer shingles with copper granules built in — a long-term solution to a recurring problem.

When to Call a Professional

If the growth is widespread, your shingles look brittle or curled, or your roof is more than 10 years old, a professional inspection is the smart first step. What looks like a cleaning job can sometimes reveal underlying damage that needs repair before any treatment makes sense.
