What We Repair
The large majority of Florida roof leaks are not failures of the shingle field — they are failures at penetrations and transitions. Here is where Florida roofs actually leak.
- Pipe boots — cracked rubber collars are the single most common leak source on Volusia roofs, and they fail from UV long before the shingles wear out.
- Flashing — chimneys, walls, skylights, valleys.
- Wind-lifted and missing shingles after a storm. Signs of storm damage.
- Skylights — repair, reseal, or replace.
- Low-slope and flat sections — lanais, porches, additions. See lanai and porch roofs.
- Ceiling stains — which are not always the roof. Sometimes it is your air handler, and we will tell you so.
Is a Repair Even the Right Answer?
Two things decide this, and both are worth understanding before you accept any estimate:
1. The 25% rule. Under the Florida Building Code, once storm or age-related damage affects more than 25% of a roof section within any 12-month period, that section generally has to be brought up to current code rather than patched. Full explanation here.
2. Whether you are patching a roof with years left, or postponing the inevitable. A repair on a 22-year-old roof buys months. On a 9-year-old roof it buys a decade. Our repair vs. replacement guide lays out the math, and if it is the latter, see roof replacement.
Storm Damage & Insurance
If the damage came from a named storm or hail, do not lead with a repair invoice — lead with documentation. Read the first 72 hours after a storm, then how to file the claim. We also document storm damage for your insurer and storm damage repair.
Be careful who knocks on your door afterward: avoiding storm-chaser scams.

Frequently Asked Questions
Should I repair or replace my roof?
It comes down to two things: the age of the roof and how much of it is damaged. A repair on a 9-year-old roof buys you a decade; the same repair on a 22-year-old roof buys you months. And under Florida’s 25% rule, once damage affects more than a quarter of a roof section in a 12-month period, that section generally has to be brought up to current code rather than patched. We will tell you honestly which situation you are in.
My ceiling has a stain – is it definitely the roof?
Not necessarily. In Florida a surprising number of ceiling stains are air handler or condensate line problems, not roof leaks. The location and shape of the stain, and whether it changes with rain or with AC runtime, usually tells the story. We would rather send you to an HVAC tech than sell you a roof repair you don’t need.
Where do Florida roofs usually leak?
Almost never in the open field of the shingle. The overwhelming majority of leaks we find start at penetrations and transitions: cracked rubber pipe boots, failed flashing at walls and chimneys, valleys, and skylights. Pipe boots in particular fail from UV long before the shingles wear out.
Do you charge for a roof inspection?
Estimates are free, and we actually get on the roof – we don’t diagnose from the driveway or from a drone photo alone.
Should I file an insurance claim for a roof repair?
Depends on the cause and the cost. Wear-and-tear and age are not covered; sudden storm damage generally is. If the repair costs less than your deductible, filing may not help you. Document everything before anything gets cleaned up or repaired.
Someone knocked on my door after the storm offering a free roof. Should I?
Be very careful. After every named storm, out-of-county crews flood Volusia, collect deposits, and disappear – and ‘we’ll cover your deductible’ is illegal in Florida. Check that whoever you hire holds a Florida license and has a local address you can drive to.
