How the number is worked out
Most online roof calculators ask for your home's square footage and multiply it by a rate. That is wrong often enough to be useless. Living area is floor area, and a two-storey home stacks that floor area under half the roof. Ours divides by storeys first.
- We look the parcel up. Your address is matched against the Volusia County Property Appraiser's public parcel records — the same records the county tax roll runs on.
- We work out the footprint under roof. Living area divided by storeys, then uplifted for the attached garage and covered lanai, which sit under the same roof but are not counted as living area in Florida.
- We apply slope and overhang. A 6:12 roof carries about 12% more surface than the footprint beneath it, and the eaves and rakes add a few percent more.
- We price it at our current Volusia rates. A fixed component for the permit, dumpster, mobilisation and miscellaneous metals, plus a per-square rate for the roof itself.
A roofing square is 100 square feet of roof surface. Most Volusia single-family homes land between 15 and 35 squares.
What the estimator cannot see
County records describe the building. They say nothing about the condition of the roof, and that is where estimates and proposals part company. These are the things found at the free on-site inspection that can move your number:
- Rotten or delaminated decking under the shingles — priced per sheet, agreed up front, never a surprise line item.
- A second layer of shingles that has to come off first. Florida Building Code FBC-EB 706.3 requires a tear-off once there are two existing applications.
- Skylights, chimneys, dormers and unusual flashing details.
- A detached garage, workshop or covered lanai the parcel record does not separate out.
- Coastal requirements. In the windborne debris region a secondary water barrier is required on re-roofs under FBC-EB 706.7, and Ponce Inlet requires one on every re-roof regardless.
- Steep or difficult access, or landscaping that has to be worked around.
We photograph anything we find and show it to you before a single nail goes in. The written proposal you sign is the binding price — not the range on this page.
Why we show the price before we ask who you are
Because you are going to find it out anyway, and making you trade an email address for it is a sales tactic, not a service. We have published our Volusia price ranges on this site for years. This page just does the arithmetic on your specific house.
When you are ready for a real number, that takes a real visit: we measure the roof, get into the attic where we can, and put a written proposal in your hands. It is free, it takes about twenty minutes, and there is no obligation at the end of it.
Ready for the real number?
A licensed estimator comes out, measures the actual roof, gets into the attic where there is access, and leaves you a written proposal. Free, about twenty minutes, no obligation at the end of it. Licensed and insured — CCC 1327602 / CGC 1509441.
Frequently Asked Questions
How does the instant roof estimator work?
You type your address. The estimator looks the property up in the Volusia County Property Appraiser's own public records, pulls the living area and number of stories, works out the footprint under roof, applies a slope multiplier, and prices that roof at our current Volusia rates. You see a real range on screen immediately — you do not have to hand over an email address to find out the number.
Why does it ask for living area instead of just my address?
It does not — it fills the living area in for you from county records. You can correct it if the county has it wrong, which happens on homes that have been added to. Living area matters because roof size follows the footprint, not the floor area: a 2,400 square foot two-storey home has roughly half the roof of a 2,400 square foot ranch, and any calculator that prices per living square foot gets that badly wrong.
How accurate is it?
It is a sizing estimate, not a measurement. County records give us a reliable living area and storey count, and the slope and overhang multipliers are standard. What no record can tell us is condition: rotten decking, a second layer of shingles underneath, or flashing details around skylights and chimneys. Those are found at the free on-site inspection and they are the main reason a written proposal can differ from this range.
Is this a quote?
No. It is an estimated range and it is not binding on anyone. The binding number is the written proposal you sign after we have been out and looked at the roof. Florida law requires a written contract, and anything over $2,500 must carry the Construction Lien Law notice under Fla. Stat. 713.015.
Does it work outside Volusia County?
The address lookup is Volusia-only, because that is the county whose parcel records we can query. Outside Volusia, or on new construction that has not been assessed yet, use the "enter details myself" option — the maths is identical, you just type the living area in.
Why will it not price my condo or townhome?
Because the county record for an attached building covers the whole structure, so the number would come back roughly double what your share would be. On top of that, the roof on a condo or most townhomes is the association's responsibility, not the individual owner's. Call us on 386-392-8952 and we will price the building properly.
What is already included in the range?
Full tear-off and disposal of the old roof, the permit and inspections, code-required deck re-nailing, synthetic underlayment, new drip edge, pipe boots and vents, a wind mitigation report with every new roof, and our five-year labour warranty on top of the manufacturer's material warranty.
Do I have to talk to anyone?
Not to get the number. There is no email wall on this page — the estimate appears on screen. If you want the real thing, book the free inspection or call 386-392-8952 and we will come out, measure the actual roof, and put a written proposal in your hands.
