A roof replacement is one of the most significant investments a homeowner will make — and for many people, it’s also one of the most unfamiliar. The trucks, the noise, the crew working above your head — it can feel overwhelming if you’ve never been through it before. The good news: a professional roof replacement is a well-organized process, and for most residential homes, it’s complete in just one to two days.

Step 1: Free Estimate & Inspection

Every project starts with a free, no-obligation estimate. One of our experienced estimators comes to your home, gets on the roof, and performs a thorough inspection. We assess the condition of your existing roofing system — shingles, underlayment, flashing, decking, gutters, soffit, and fascia — and look for any underlying issues that need to be addressed during replacement.

You’ll receive a clear, written estimate outlining the scope of work, materials, and pricing. We answer every question you have before any commitment is made. There’s no pressure and no high-pressure sales tactics — just honest information.

Step 2: Material Selection

Once you’ve decided to move forward, we help you choose the right roofing materials for your home. For most Florida homeowners, the decision centers on:

  • Shingle type — 3-tab shingles are the most basic option; architectural (dimensional) shingles offer better aesthetics and durability; impact-resistant shingles provide maximum protection and can qualify you for insurance discounts.
  • Color & style — We can show you samples and, in many cases, digital mockups to help you visualize how different colors will look on your home.
  • Warranty — Manufacturer warranties on premium shingles can range from 30 years to a lifetime. We’ll explain what’s covered and for how long.

Step 3: Scheduling & Permits

After material selection, we schedule your installation date. Depending on weather, material lead times, and our current workload, installation typically gets scheduled within a reasonable timeframe — we’ll give you an honest timeline estimate upfront.

Some jurisdictions in Volusia County require a permit for roof replacement. When required, we pull the permit on your behalf before work begins. You should never let a contractor skip the permitting process — it protects you as the homeowner and ensures the work is inspected to code.

Step 4: Day of Installation — Tear-Off

On the day of installation, our crew arrives early and gets straight to work. The first step is the tear-off: removing your existing roofing materials down to the decking (the plywood or OSB sheathing beneath). This typically generates a significant amount of debris — shingles, nails, and underlayment — which is contained and removed throughout the day.

Tear-off is the noisiest part of the process. Expect hammering, scraping, and the sound of material being moved. It’s a good day to make alternate plans if you work from home or have young children or pets who are noise-sensitive.

Step 5: Decking Inspection

With the old materials removed, our crew inspects every square foot of the decking. This is a critical step that some contractors rush through or skip entirely — we don’t. Soft spots, rot, delamination, and areas with structural compromise must be identified and addressed before new roofing materials go on.

If we find damaged decking sections, we’ll show you the problem areas and get your approval before making repairs. Decking replacement is priced by the sheet and will be clearly communicated if it arises.

Step 6: Installation — Underlayment, Drip Edge & Shingles

With solid decking confirmed, installation begins in the correct order:

  • Drip edge — Metal drip edge is installed along the eaves and rakes to direct water away from the fascia and into the gutters.
  • Underlayment — A synthetic or felt underlayment is rolled out across the entire deck surface, providing a secondary moisture barrier beneath the shingles.
  • Ice & water shield (where applicable) — In vulnerable areas like valleys and around penetrations, a self-adhering membrane provides additional leak protection.
  • Shingles — Starting at the eaves and working upward, shingles are installed course by course using the manufacturer’s specified nailing pattern.
  • Flashing — Step flashing, valley flashing, and boot flashings around pipes and penetrations are installed to seal every potential entry point for water.
  • Ridge cap — The ridge cap shingles finish the peak of the roof and complete the system.

Step 7: Cleanup & Final Walkthrough

A quality roofing crew cleans up after themselves — and we take this seriously. Our team sweeps the yard with magnetic rollers to collect nails, loads all debris into our dump trailer, and leaves your property cleaner than they found it.

After cleanup, your project manager does a final walkthrough with you. We walk the perimeter of the home, review the work, answer any questions, and make sure you’re completely satisfied before we leave.

Step 8: Final Inspection & Warranty Paperwork

If a permit was required, a county inspector will schedule a final inspection to sign off on the work. We coordinate this and make sure everything passes the first time.

You’ll receive your warranty documentation — both the manufacturer’s product warranty and your Affordable Roofing & Construction 5-year labor warranty — in writing. Keep these documents with your home records; they’re transferable in many cases and add value if you sell the home.

How Long Does a Roof Replacement Take?

Most residential roof replacements in Volusia County are completed in one to two days. Larger homes, complex roof lines with multiple slopes and valleys, and homes requiring significant decking repairs may take longer. We’ll give you a realistic timeline estimate before we start, and we communicate promptly if anything changes during the project.

How to Prepare for Your Roof Replacement

A little preparation on your end makes the day go smoothly:

  • Move vehicles — Clear the driveway and any cars parked near the home. Our dump trailer needs access, and falling debris can damage vehicles.
  • Warn your neighbors — Give adjacent neighbors a heads-up about the noise and debris. It’s a courtesy they’ll appreciate.
  • Secure or remove outdoor items — Patio furniture, potted plants, and decorations near the house can get caught in debris or in the crew’s work area.
  • Plan for pets & small children — The noise and activity can be stressful for animals and disruptive for small kids. If possible, arrange alternate accommodations for the day.
  • Protect attic belongings — Vibration during tear-off can knock items in the attic. If you have boxes stacked near the top, it’s worth moving them.
